How to Get More Bookings for your Serviced Apartment

If you run a Serviced Apartment, Air BnB or Holiday Let and you’re not getting enough bookings then this article is going to help you.

When the bookings are flowing in and your occupancy rates are over 80%, everything’s wonderful but what does it feel like when you’re not even breaking even on your expenses? It’s worrying to say the least and strips all the joy of running your own serviced accommodation business.

In most cases you will be relying on being listed on Air BnB and to get your bookings but when you’re not getting enough from them what else can you do?

Here’s a few suggestions to help you:

  • Make sure you’re listed on other channels such as Trip Advisor and Home Away – When you go on these 2 sites you end up going on their huge networks of other travel Websites so you automatically increase your properties visibility in minutes
  • Are your photos up to scratch? – If your photos don’t show off your property and stand out in the search results of the channels like then you are less likely to get people looking at your listings. make sure your photos are professional standard.
  • Does your property description sell? – Have you highlighted the benefits of your property early on in your listing description? Have a friend read your description and ask them if it makes them feel like they would want to book. Use bullet points where possible to highlight things like WiFi, Parking, Coffee Machine etc.
  • Are you offering a minimum stay of 2 nights or more? – In most cases, Holiday lets are usually let out for a week at a time but if your’e running a Serviced Apartment the normal minimum stay is around 2 or 3 days. Now if things get really quiet you might want to consider also offering 1 night stays (at a higher rate than normal). On for example a huge proportion of their visitors are looking for just 1 night and if you don’t offer that you won’t even appear in the search results.

As well as these suggestions to help you get more bookings for your accommodation, I highly recommend working with previous guests to get them to rebook with you.
To get them to do that you are going to need to be able to communicate with them by email or phone so it’s essential that you get both these details when you have them book with you.

We all know that some booking sites will not give you the guests email address straight away or at all even as they don’t want you going around them to cut them out of commission which is fair enough. However, you can get their email and get them to book direct with you going forward which will save you paying out fees to the channels every time that person books.
